Due to Hawaii’s healthy real estate market, now is the optimal time to sell one’s home or investment property. “Don’t wait for the housing market to shift and prices to drop,” said Andrea Kia, broker-in-charge and co-owner of HomeQuest, Realtors LLC, which is celebrating its thirtieth anniversary making the dream of homeownership on the Hawaiian island of Oahu a reality.
Kia, and fellow co-owner Lynn Wells, principal broker, list the following five tips to consider when preparing one’s home for sale that will not break the bank:
No. 1: First impressions count. “Make your entry pleasant and inviting; paint a door, add new hardware and improve the landscaping with new flowers and plants,” stressed Wells.
No. 2: Clean up and depersonalize. Decluttering allows for one’s home to sparkle. “Make sure to pack away the family photos as buyers like to envision their own personality in the home,” noted Kia. “Get rid of the old lighting and outdated fixtures — simple and streamlined with a more modern touch is more appealing.”
No. 3: Fresh paint. This is the most inexpensive way to make an inviting statement. “However, make sure to stick with neutral colors,” added Wells.
No. 4: New floors. Nothing says “help me” like worn-out carpets in a home. “If it is in your budget, it’s worth the extra money to change to wood, laminate or the luxury vinyl floors,” advised Kia.
No. 5: Most importantly, price the home correctly. Homes that come onto the market overpriced sit around and don’t receive positive feedback or multiple showings. “Creating a whirl of activity by pricing your home right can lead to solid offers and higher selling prices with qualified, serious buyers,” concluded Wells. “Don’t take risks in selling your valuable property or trying to go it alone.
